INTRODUCTION
* At Homeleigh Farm Holiday Cottages, we have two Four Star ETC holiday cottages.
They are traditional stone and slate cottages converted from a barn about forty years
ago – now fully modernised internally.
* Dove Cottage is a two bedroomed, two-storey cottage.
* The Loft is a three bedroomed, two-storey cottage.
* Each has its own garden, and well as access to six acres of gardens and paddocks.

PRE-ARRIVAL
* We have a basic website.
* Bookings can be made via email, fax, phone or letter.
* The nearest railway station is at Bodmin Parkway 13 miles away.
* The nearest airport is at Newquay International Airport 12 miles away.
* The nearest bus service is National Express and local bus services in Wadebridge
4 miles away.
* There is no public transport to and from the village; taxis will pick up on request.
* We can arrange for shopping to be delivered on arrival.
* Our cottages only have toilet and bath facilities on the first floor accessed by a
shallow spiral staircase.
* There is a village shop and Post Office in the village (closed Sunday and early
closing on Tuesday). There is also a public house and restaurant. All are about
150 yards from Homeleigh Farm.
* Wadebridge is the nearest town (4 miles) with most banks and a wide range of shops.

* The town centre is generally flat, and has good mobility access including a
RADAR toilet.

ARRIVAL & CAR PARKING FACILITIES
* Someone will be on site to greet and help you on your arrival.
* Car parking is provided within 20 yards of each cottage on a tarmac surface.
* Access to the cottage is via crazy paved slate paths, all are level but slightly uneven.
* The entrance to each cottage has one small threshold step, 3″ high and 3’3″ wide.
The front door is 2’9″ wide.
* Security lighting is provided at night.

MAIN ENTRANCE & RECEPTION
* Reception is in the lobby of the Main House and is on the level and signed from
the Carpark.
* Assistance can be obtained from Reception.

PUBLIC AREAS – GENERAL (INTERNAL)

DINING ROOM AND LOUNGE
Dove Cottage
* Dining Room is open plan with Kitchen and Lounge.
* The dining table is round standard height with six padded chairs, two with arms.
* Two double sofas and one standard armchair. All scatter cushions are non-feather.
* Lounge is carpeted with short pile carpet. Kitchen and dining area are tiled.
* Freeview TV and DVD (with remote control) and radio.
* Ceiling lighting throughout and standard lamp in Lounge.

* WIFI is provided.

The Loft
* Dining Room is open plan with Kitchen and Snuggery. Lounge is separate
through an opening 4’0″ wide.
* The dining table is rectangular standard height with eight padded chairs, two
with arms.
* Three double sofas and one standard armchair in Lounge. One wooden rocking
chair and one wooden framed chair with cushions in Snuggery. All scatter
cushions are non-feather.
* Kitchen is tiled; other areas are short piled carpets.
* Freeview TV and DVD (with remote control) provided in both Lounge and

Snuggery, and radio.
* Ceiling lighting throughout and standard lamps in Lounge and Snuggery.

* WIFI is provided.

RESTAURANT, BAR, TAKE AWAY & CAFÉ
* Not available

LAUNDRY
* Two front loading washing machines and two front loading tumble dryers are
provided in an annex to the Farmhouse about 20 yards from each cottage.
They are approached by two steps 8″ high and 2’9″ wide, (grab rail
provided).

SHOP, TREATMENT ROOM &LEISURE FACILITIES

CONFERENCE & MEETING ROOMS, BANQUETTING, CLUBS, ENTERTAINMENT

BEDROOMS
* All bedrooms are upstairs and are reached by a concrete spiral staircase with
open risers 8″ rise and 10 steps each 6″ to 15″wide with central column and
external handrail and balusters.
* Doors are all 2’6″ wide.
* Single beds are 3’0″ wide and double beds are 4’6″ wide.
* Non feather duvets and pillows are provided.
* Sheets, duvet covers and pillowcases are polycotton.

BATHROOMS
* Door is 2’6″ wide.
* All facilities are on the first floor of the cottages.
* Bath has a power shower
* Basin has large shelf space to side and free space under.
* WC is standard domestic with no space either side.
* Room is fully tiled both walls and floor.
* Internal barrel bolt to lock door.
* In The Loft there is a walk in shower, WC and wash hand basin en suite with
the Main Bedroom.
* Hand and bath towels are cotton.

SELF-CATERING KITCHENS
* Kitchen is open plan with dining area.
* Worktop height 900mm.
* Integral halogen hob and oven 3’0″ high.
* Dish washer and fridge with freezer under worktop, (fridge/freezer full height
in The Loft), microwave, kettle and toaster are all standard domestic equipment.
* All hot water provided by electric hot water cylinder with 24 hour timer control.
* Sink with individual hot and cold water taps and drainer.
* Main storage under worktops in cupboards.
* Lighting by directional spotlights.
* Flooring tiled.

GROUNDS & GARDENS
* Each cottage has its own traditional English garden with external wooden
garden furniture. In addition there is access to about six acres of gardens
and paddocks comprising a gently sloping site of short cut grass. There is
a maze with a gravel path, and a swing for children.

ADDITIONAL INFORMATION
* An information brochure is produced in 14 font and provided in each cottage.
* Mobile reception is good outside and medium internally.
* Smoke and heat detectors, fire extinguishers and fire blankets and carbon monoxide detectors

are provided in both cottages. Evacuation in case of fire is through the front door into
the Garden.
* Pet and service dogs are welcome – please inform us when booking.
